Two decades ago when I was in college, this was  a running joke about Iowa.  It was "boring."  There was "nothing there."

Ironically, sometimes the "boring" markets are the best for cashflow!  Sure they won't see insane appreciation like Austin, Boise and Miami but they also don't have the massive dips associated with them as well.
